Job Summary

The Senior Project Manager will lead complex property development projects from pre-development through to handover, ensuring strict adherence to budget, schedule, and quality standards. This role requires driving cross-functional coordination between design, construction, and commercial teams to deliver high-value residential and mixed-use assets in line with the company’s strategic growth objectives.

Key Responsibilities

• Develop and maintain comprehensive project master schedules using Primavera P6 or MS Project, ensuring alignment with statutory deadlines and market launch targets.
• Manage end-to-end project budgets, including cost estimation, cash flow forecasting, and variance analysis to protect project margins.
• Oversee the procurement and tendering process for main contractors and key consultants, ensuring compliance with company procurement policies and competitive pricing.
• Coordinate with architectural, structural, and MEP consultants to resolve design clashes and ensure constructability during the design development phase.
• Monitor site progress and quality assurance, conducting regular site inspections to ensure compliance with local building codes, safety regulations, and client specifications.
• Facilitate stakeholder management by providing regular progress reports to senior leadership and coordinating with local authorities for necessary permits and approvals.
• Lead risk management activities by identifying potential project bottlenecks, developing mitigation strategies, and implementing corrective actions to keep projects on track.
• Ensure seamless handover processes by coordinating final inspections, snagging lists, and documentation requirements for property management and sales teams.

Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field; a Master’s degree or PMP certification is highly desirable.
• Minimum 8–10 years of progressive experience in property development, with at least 3 years in a senior project management role.
• Proven track record of delivering large-scale residential, commercial, or mixed-use development projects in Malaysia or similar markets.
• Strong proficiency in project management software (Primavera P6, MS Project) and construction management tools (Procore, Aconex).
• In-depth knowledge of Malaysian building regulations, town planning guidelines, and construction industry standards.
• Excellent contract administration skills, with a solid understanding of FIDIC or standard construction contract forms.
• Strong leadership and communication skills, with the ability to manage multidisciplinary teams and external stakeholders effectively.
• High level of integrity, attention to detail, and the ability to work under pressure in a fast-paced development environment.
